Tender of rent and costs on judgment date, effect
If a tenant owes back rent and the court is about to give a money judgment against them, the tenant can stop the case by paying all the rent owed plus court costs that same day. If the tenant pays off the judgment and costs before it becomes final, the landlord cannot force them out — but the landlord can still appeal the money part. If the court only orders the tenant to leave and there is no money judgment, the tenant cannot use this method to stop the eviction unless there is a separate agreement or other specific rules apply.
