Deeds by conservator or successor, acknowledgment, evidentiary effect
A conservator is someone appointed by a court to manage another person's money and property. When a conservator sells real estate belonging to the person they look after, they must write up a legal deed and give it to the buyer. The deed has to mention the court's order, the sale details, and confirm the buyer paid. Whatever the deed says is treated as true unless proven otherwise. If the conservator dies or is removed before finishing the sale or signing the deed, their replacement — or the county sheriff if there is no replacement — can finish the job. These deeds have to be signed, recorded, and filed like any other property deed, and courts will accept them as valid proof.
