When someone is in charge of a dead person's estate and tries to sell, mortgage, or lease property, a court has to approve how it was done. If the court does not approve, everything that person did means nothing. If the sale, mortgage, or lease never happened for any reason, the court can order a new one and start the process over again.

473.517. New sale ed, when. — If the report and proceedings of the or are not approved by the court, his proceedings shall be . When from any cause no sale, or is made, the court with or without further notice to or , may order a new sale, mortgage or lease upon which the same proceedings shall be had as upon the original order or, unless the original order is terminated as provided in section 473.500, further proceedings may be had on the original order itself.
